**You don't need to be present for most repairs. Vendors will schedule appointments, and we can arrange access with proper notice. All vendors are licensed, insured, and background-checked.
**Who pays for maintenance and repairs?
**Owners pay for normal wear-and-tear repairs. Tenants are responsible for damage from negligence, misuse, or failure to report issues promptly. Your lease specifies exact responsibilities.
**Can I hire my own contractor to make repairs?
**No. All repairs must be coordinated through Coastal Group Inc. using approved vendors to ensure quality work, proper licensing, insurance, and warranty protection. Unauthorized repairs may void warranties.
**What maintenance am I responsible for as a tenant?
**Tenants typically handle light bulb replacement, smoke detector batteries, monthly HVAC filter changes, keeping drains clear, lawn care (if specified in the lease), and general cleanliness. Report all other issues promptly.
**What if the repair isn't fixed properly?
**Contact us immediately if issues persist after a repair. We'll send the vendor back or assign a different contractor at no additional charge. Document the ongoing issue with photos and a description.
