Coastal Group Inc. provides full-service property management for rental owners throughout the residential and suburban areas of Virginia Beach. We manage single-family homes, townhomes, condominiums and small multifamily properties, with particular experience helping military, out-of-area and long-term rental-property owners.

We have managed Hampton Roads real estate for decades from our Virginia Beach office. Our approach is broker-led and hands-on: realistic rental pricing, broad marketing, careful tenant screening, lease administration, rent collection, maintenance coordination, inspections and owner reporting.

Virginia Beach Is Not One Rental Market

Virginia Beach covers a large geographic area, and rental conditions can vary considerably by neighborhood, property type, school zone, commute and proximity to military installations.

Kempsville, Larkspur, Salem and Princess Anne Plaza are established residential areas with substantial inventories of single-family homes, townhomes and condominiums. Their central locations provide access to employment centers throughout Virginia Beach and neighboring cities.

Great Neck, Little Neck, Hilltop and surrounding areas include established neighborhoods ranging from older homes to higher-value properties and condominiums. Location, condition and individual property characteristics can create significant differences in achievable rent even within the same ZIP code.

Bayside, Aragona, Thalia and the Town Center area offer a mix of established neighborhoods, apartments, condominiums and townhomes. Town Center has also developed into a major Virginia Beach employment, retail and professional-services center.

Red Mill, Princess Anne and the southern suburban areas contain many newer subdivisions and single-family homes and provide convenient access to NAS Oceana and Dam Neck.

Shore Drive, Chic's Beach and the residential portions of 23451 have their own coastal characteristics. We manage long-term residential rentals in appropriate areas but do not specialize in short-term vacation rentals or the Oceanfront resort strip.

We also generally do not manage rural or agricultural properties in Pungo, Blackwater or the areas south of Virginia Beach's developed suburban market.

Property Management for Military and PCS Owners

Virginia Beach's rental market is closely connected to the military. Naval Air Station Oceana, Dam Neck Annex and Joint Expeditionary Base Little Creek-Fort Story are located in Virginia Beach, with Naval Station Norfolk and other Hampton Roads installations nearby.

That affects property management in practical ways. Owners and tenants may be transferred with relatively little notice, PCS schedules do not always line up neatly with lease dates, and military lease provisions and the Servicemembers Civil Relief Act can affect tenancy.

We routinely work with military owners who have received PCS orders and need to turn a former residence into a rental property while living in another state or overseas. Our job is to handle the property locally so the owner does not have to manage contractors, tenant issues, inspections and leasing from a distance.

 

Straightforward Virginia Beach Property Management Fees

Our pricing is designed to be understandable before an owner signs a management agreement.

Full-service management generally consists of a monthly management fee plus a one-time leasing commission when a qualified tenant is placed. We do not add setup fees, renewal fees or a long list of administrative charges.

Do you manage Virginia Beach Oceanfront properties?

We manage appropriate long-term residential properties in portions of ZIP code 23451, but we do not specialize in the Oceanfront resort strip or short-term vacation-rental management.

Do you manage properties in Pungo and Blackwater?

Generally, no. Our Virginia Beach management area is concentrated in the city's developed residential and suburban neighborhoods rather than rural or agricultural properties south of the primary suburban market.

Do you work with military owners who are leaving Virginia Beach?

Yes. Managing properties for PCS, deployed and out-of-area owners is an important part of our Virginia Beach business. We can coordinate leasing, tenant communication, maintenance, inspections and owner reporting while the owner is away.
