Coastal Group Rental Application Criteria

Before submitting a rental application or paying an application fee, please review Coastal Group’s rental application criteria carefully.
Our goal is to help applicants understand the basic rental standards before they spend money applying for a property. Application fees are generally non-refundable once processing begins because screening reports are ordered through outside screening providers.
If you know that you may not meet one or more of the criteria below, please contact the leasing agent before applying to explain your unique situation.
Application Fee
Each adult applicant must complete a separate application and pay the required application fee.
The application fee is used to process credit, background, rental history, income, employment, eviction, and other screening reports. Once processing begins, the application fee is generally non-refundable.
Pet screening, if applicable, may require a separate pet application or pet screening process.
General Rental Application Criteria
Coastal Group may consider the following when reviewing a rental application:

Credit history and credit score, generally 650 or above

Verifiable income and ability to pay the rent

Employment or other lawful source of income

Rental payment history
-
Prior landlord references
-
Eviction history
-
Judgments or unpaid landlord balances

Criminal background information, where legally permitted

Pet information, if pets are requested

Accuracy and completeness of the application

Property-specific requirements, including owner, association, insurance, occupancy, or pet restrictions
Meeting one guideline does not guarantee approval. Applications are reviewed as a whole, based on the property, the applicant’s full background, and applicable law.
Income and Employment
Applicants should be able to verify sufficient income to pay the rent and normal housing expenses.
Income may include wages, self-employment income, retirement income, military income, disability income, housing assistance, vouchers, child support, alimony, investment income, or other lawful sources of funds.
Applicants may be asked to provide documentation such as pay stubs, offer letters, benefit statements, tax records, bank statements, award letters, or other reliable proof of income.
Credit History
Credit history is reviewed as part of the overall application.
A credit score of 650 or above is generally preferred. Lower credit may require additional review, stronger income, stronger rental history, a qualified co-signer where allowed, or other explanation.
Unpaid landlord balances, housing-related judgments, repeated late payments, recent collections, or significant unresolved debt may affect approval.
Rental History
Applicants should have a satisfactory rental history.

Prior complaints or lease violations

Property care

Prior balances owed

Landlord references
Unverifiable rental history may require additional documentation or explanation.
Evictions and Landlord Debt
Prior evictions, unpaid rent, unpaid damages, unresolved landlord balances, or housing-related judgments may result in denial.
If there are special circumstances, the applicant should contact the leasing agent before applying to explain the situation.
Criminal Background
Criminal history may be reviewed in accordance with applicable fair housing laws and company policy.
Not every criminal record results in denial. Criminal history may be considered based on the nature of the offense, severity, timing, relevance to resident safety or property protection, and applicable legal standards.
Pets and Animals
Pet approval depends on the specific property, owner instructions, insurance restrictions, association rules, pet screening, breed or size limitations where lawful, and applicable law.
Assistance animals are reviewed separately under fair housing rules and are not treated as ordinary pets.
Applicants should not assume a pet is approved until written approval has been received.
Automatic or Likely Reasons for Denial
An application may be denied for reasons including, but not limited to:

False, incomplete, or unverifiable application information

Failure to provide required documentation

Insufficient verified income

Unsatisfactory rental history

Unpaid landlord debt

Recent eviction history

Outstanding housing-related judgments

Failure to meet property-specific requirements

Pet or animal request not permitted for the property, unless protected by law

Criminal history that creates a legally relevant concern under applicable standards

Prior conduct that presents a documented risk to the property, owner, neighbors, or other residents
Before You Pay to Apply
Please do not pay to apply if you already know that you do not meet the rental criteria, unless you first contact the leasing agent to explain your circumstances.
We understand that some applicants have unique situations. If there is something in your background that may need explanation, please contact us before applying so we can advise whether it is reasonable to proceed.
Consumer Report Notice
Coastal Group may use consumer reports, credit reports, background reports, eviction reports, rental history reports, income verification, employment verification, and other lawful screening tools when reviewing applications.

If an application is denied or other adverse action is taken based on information in a consumer report, the applicant will be advised of their rights, including the right to request a free copy of the report from the reporting agency and the right to dispute inaccurate information.

Applications are reviewed without regard to race, color, religion, national origin, sex, elderliness, familial status, disability, source of funds, military status, sexual orientation, gender identity, or any other protected class under applicable law.
