“What do I receive for that percentage — and what additional fees can I expect?”
That second question can make a significant difference. A company advertising a lower monthly percentage may also charge substantial fees when a property is first set up, a tenant is placed, a lease is renewed, an inspection is performed, or maintenance has to be coordinated.
Published Hampton Roads fee schedules show how quickly these charges can add up. Local companies currently advertise examples such as $250 to $350 setup fees, tenant-placement or leasing charges ranging from one-half to a full month’s rent, $150 to $350 lease-renewal fees, per-occurrence maintenance coordination charges, and even administration fees approaching $1,000 or more per property. Some companies also charge a percentage markup on repair invoices.
For a $2,000-per-month rental, a full-month tenant-placement fee alone can equal $2,000 before the regular management fee is considered. That is why owners should compare the total annual cost of management, not just the monthly percentage.

Eviction or court-coordination fees
Services actually included
A lower advertised percentage does not necessarily mean a lower total cost. For example, current Hampton Roads pricing pages show tenant-procurement fees as high as one full month’s rent, renewal fees of $250 to $350, setup charges of $250 to $350, and in one case an administration fee of $950 to $1,150 per property. Other fee schedules add maintenance coordination charges or repair markups on top of the monthly management fee.
Those are not necessarily improper fees — different companies structure and price their services differently. But an owner comparing proposals should put every expected charge on the same sheet of paper before deciding which company is actually less expensive.
The goal should be to find a property manager with clear pricing, strong systems, careful tenant screening, responsive maintenance coordination and enough local experience to protect the owner's investment.
